Description

** This opportunity is Hybrid from Columbus, OH, with relocation benefits OR remote in the US.

The Director of Real Estate will be responsible for proactively managing a multi-state region, to drive the implementation of real estate strategies in accordance with tactical plans for Bath and Body Works. The Director of Real Estate will lead the performance of targeted accountabilities, consistent with tactical plans, such as identifying and negotiating deals for new stores, renewals, remodels, expansions, conversions, relocations, rent relief and store closings consistent with tactical plans.

The Director of Real Estate will drive and influence strategy about how retail real estate can effectively support Bath and Body Works’ growth objectives using relevant competitor intelligence, benchmarking, and other analytics. A strong focus is placed on guiding tactical plans and having agility in adjusting the pace of real estate capital with the flexibility to accelerate or decelerate should strategy change.

  • Understands and leads implementation of real estate strategies, driving timely execution of tactical plans.
  • Strong market knowledge with complete familiarization of fleet positioning in multiple regions. Partner in developing real estate strategies, that align with and support Bath and Body Works non-mall growth and optimization of existing fleet stores through the addition of White Barn Candle while repositioning/resizing/renewing to ensure the right locations and configurations in accordance with approved strategies.
  • Conduct/lead site selection and deal negotiations for optimal brand positioning.
  • Balance carrying out of capital and non-capital transactions to ensure agility and appropriate capital spending
  • Partner in the organizing/conducting of periodic developer portfolio reviews
  • Lead disposition/redeployment of nonproductive real estate and working cross-functionally with Operational Finance and Legal.
  • Perform budget development, analysis and recommendations for both occupancy cost targets, annual market reviews/tactical planning, and tier & segmentation review.
  • Coordinate work of cross-functional teams, including Store Design & Construction, Finance, Research and Legal, to fully evaluate deals and resolve all key issues.

Qualifications

  • 8+ years of professional Real Estate Experience
  • Prior in-house retail real estate experience preferred
  • Possess expert knowledge of real estate markets and excellent developer relationships
  • Strong analytical skills and financial acumen
  • Well-developed interpersonal skills with influencing capabilities
  • Excellent communication, presentation, and moderate to advanced MS Office suite skills.
  • Diplomacy, tact skills in dealing with difficult situations
  • Ability to independently develop recommendations on strategy, improvements, and deliverables based on prior experience and industry knowledge
